Does Dakota Commercial allow subleasing?

  • Subleasing is permitted; however, sublessors must meet the same application requirements as current lease holders.

How do I put in my written notice?

  • Dakota Commercial requires a written Notice to Vacate. Please fill out and turn into your Property Manager.  Notice to Vacate Form>>

What happens to my lease after my initial term is up?

  • You will be given an opportunity to renew your lease with us. Should you choose not to do so, your lease will automatically revert to a month-to-month lease.

Can I refer a friend to Dakota Commercial?

  • Yes! Dakota Commercial offers referral bonuses ranging from $200-$300 depending on the property. Please contact your Property Manager for more details.

Renting an Apartment 


What are the rental qualifications? (If using Co-Signer same rental requirements)

  • 600 or higher credit score (one tenant must have score over 600)
  • No debts to prior utilities (to include cellphone carriers) or prior property management
  • 12 months rental history or ownership history
  • Verifiable income of two times monthly rent amount (last two pay stubs for verification)

How much is Dakota Commercial’s application fee?

  • Dakota Commercial’s application fee is $40. This fee is non-refundable and covers the necessary background and credit checks.

What lease terms are available?

  • Dakota Commercial offers flexible lease terms from 3 to 12 months to fit your needs.

How much are the security deposits?

  • The security deposit varies by property and can be discussed with a Leasing Specialist or Property Manager. Unlike the application fee, the security deposit is fully refundable and will be returned to you less any costs associated with damages, cleaning, or unpaid rent.

Do you know when something will come available?

  • After the initial lease term, we allow the resident to stay on a month-to-month basis. Therefore, we do not know when an apartment will be available until we receive a Notice to Vacate from residents.

What is Dakota Commercial’s Pet Policy?

  • Dakota Commercial’s pet policy varies by property and all terms and conditions should be discussed with a Leasing Specialist or Property Manager.

  • Utilities vary by property. A Property Manager will assist you through setup upon move in.

Will I be required to co-sign?

  • If the resident does not meet the criteria below, a co-signer will be required. The co-signer must meet all criteria below for approval as well.
  1. Applicant must be U.S. citizen or have a valid social security number.
  2. Applicant shall have at least one year of good current rental history and qualifying credit score.
  3. Applicant must be employed or show proper means of how he/she will pay rent.

What is the lease term?

  • Dakota Commercial offers flexible lease terms ranging from 3 – 12 months.

Are the units furnished?

  • Dakota Commercial does not currently have any furnished apartments.

Can residents pay rent or submit maintenance requests on-line?

Absolutely! We want to make paying rent and submitting a maintenance request as convenient as possible for residents!

Are Dakota Commercial’s buildings secure?

  • All our buildings have secured access entrances.

What utilities are residents responsible for?

  • Utilities vary by property. A Property Manager will assist your student through setup upon move in.
